Window Leak Repair Types
A window leak can start at the sealant joint between frame and wall, at the flashing under and around the frame, in a rotted sill or frame, or at a failed glass seal. Each has its own fix and price.

Perimeter Caulk and Sealant Replacement
The smallest leak repair in Fixr's guide is a new bead of caulk where the frame meets the wall. Florida code requires that joint to be sealed with a sealant rated for movement: AAMA 800, ASTM C920 Class 25 Grade NS or better.
- Window leak repair, minor to major: $50 to $600 (Fixr)
- Drafty window resealed from outside or new weatherstripping: $50 to $400 (Fixr)

Flashing and Sill Pan Repair
Flashing sends water that gets behind the frame back out to the wall surface. Under R703.4, flashing at window openings follows the window maker's instructions. Where the maker gives none, a pan flashing goes under the sill, sealed or sloped to drain outward. Concrete and masonry walls don't need a separate weather barrier if they're flashed to that section.
- Flashing repair: $270 to $570 (HomeGuide)

Rotted Sill Repair and Replacement
Soft or spongy wood is HomeGuide's sign that rot has set in. Repair removes the damaged part and partly replaces the sill; wider rot means a new one. HomeGuide notes vinyl and composite sills resist rot.
- Sill repair: $150 to $350 (HomeGuide)
- Sill replacement: $250 to $800 for a 3 to 8 foot sill (HomeGuide)
- Sill material per linear foot: vinyl $5 to $20, aluminum $8 to $20, composite $10 to $25

Frame Repair and Frame Replacement
Frame damage can be patched when it's local. HomeGuide says rotted frames are typically replaced rather than repaired.
- Frame repair: $150 to $600 (HomeGuide); $150 to $800 (Fixr)
- Frame replacement: $200 to $600 standard size, $600 to $1,200 large or custom (HomeGuide)
- Full-frame window replacement: $700 to $2,000 or more (HomeGuide)

Glass Seal Leaks
Fog between the panes is a failed glass seal, not a wall leak. Left alone, HomeGuide warns, it can lead to a leak that damages the frame or sill. HomeGuide prices a broken-seal repair at $75 to $210 and a new insulated glass unit at about $200; see window glass replacement for the options.

Why Pompano Beach homeowners call Pompano Windows
- One independent installer calls back, not a list of five
- The request costs you nothing
- Ask for approval numbers and design pressures on the quote
- Permit, removal and stucco patching priced in writing
Leak Repair and Permits in Pompano Beach
Pompano Beach's HB 803 exemption lets some small single-family jobs under $7,500 skip the building permit, through an exemption request filed before work starts. Wood rot repair counts only when it is non-structural and not at a window or door opening. Installing or replacing an exterior window always needs a standard permit, so a leak that ends in a new window goes through the city permit process. Condos and duplexes don't qualify for the exemption at all.
What to Ask Before the Repair
Where is the water entering?
Sealant, flashing, glass or sill: the fix depends on it.Is wall damage included?
Fixr puts water-damage repair around a window at $150 to $1,000; get it as a separate line. What sealant goes on?
Ask for one meeting the AAMA 800 or ASTM C920 rating in the code. How is labor billed?
Fixr puts window repair techs at $30 to $90 an hour, HomeGuide at $45 to $90. A quote by the job is easier to compare. How long will it take?
Under an hour for most repairs, in Fixr's guide, but several days when water damage or structural problems around the opening have to be fixed too.Repair or replace?
Fixr suggests replacement when a window keeps leaking or repairs approach the price of a new one.
