Pompano Windows: Impact Windows, Sliding Glass Doors & Window Replacement

Pompano Windows is a free request line for impact windows and doors in Pompano Beach: describe the openings and one independent installer calls you back. National guides put an impact window at $400 to $1,200 installed (HomeGuide) or about $1,250 on average (This Old House), and a 15 to 20 window house at $6,000 to $24,000.

Factory lead times quoted by one Broward installer run from 3-4 weeks to 12-14 depending on the brand, and Pompano Beach requires a building permit for every exterior window or door swap. A contractor who takes more than 10% up front has 30 days to apply for that permit under state law.

Impact Window Replacement in Pompano Beach

All of Broward County sits in the High-Velocity Hurricane Zone, where houses are designed for a 170 mph gust and exterior glass has to survive a 9-pound 2x4 fired at 50 feet per second, or sit behind approved shutters. Pompano Beach's housing has a median build year of 1974, decades before Florida's first statewide code, so many windows here predate today's impact rules. These are the main window and door types, the larger tickets first.

Whole-Home Impact Window Replacement

Replacing every opening at once matters for insurance: the state's wind mitigation form grades the house by its weakest opening, so a half-done house can rate like an unprotected one. Fixr's Florida guide puts whole-home impact work at $15,000 to $50,000 or more, well above HomeGuide's range in the cost section below. Ask for the product approval number and design pressure of each unit on the quote; those are what the inspector checks against the label.

See soundproof windows if street or airport noise is part of the reason you're replacing.

Impact Sliding Glass Doors

A slider is often the largest glass in the house. HomeGuide puts an installed sliding glass door at $1,200 to $4,000 and quotes $1,000 to $4,000 for large multi-panel hurricane units, without saying whether that figure includes installation. Florida code treats all glass in a sliding door as a hazardous location, so the panels are safety glazing as well as impact glass.

See sliding glass doors in Pompano Beach for panel layouts and the city permit.

White glass French doors opening from a dining room to a covered patio

Impact French Doors and Entry Doors

HomeGuide's range for exterior French doors is $1,300 to $5,500, and taking out the old unit adds $100 to $500. Glass in any swinging door has to be safety glazing, and in the HVHZ the door also needs its own approval as an impact unit. Check the swing against patio steps and screen enclosures before ordering.

See French doors for swing and lead times, or impact front doors for entry doors and the lien notice.

New white single-hung window with the lower sash slightly open

Single-Hung Impact Windows

HomeGuide lists an impact single-hung at $400 to $950 installed, against $300 to $1,500 for a non-impact one. Only the bottom sash moves. In a bedroom, the new window has to keep the egress opening size, unless it's the largest standard unit of the same style that fits the existing hole.

See single-hung windows, which also covers reading the approval label.

Wide horizontal sliding window with one sash open above a kitchen sink

Horizontal Roller Windows

Horizontal rollers slide sideways, which suits wide, short openings over sinks and in living rooms. Their impact price spread is the widest in HomeGuide's table, $600 to $2,300, because a three-lite roller for a wide opening is a much bigger unit than a two-lite bathroom window.

See horizontal roller windows for two- and three-lite layouts.

Pair of white casement windows cranked open to the garden

Casement Windows

Casements are hinged at the side and crank outward. This Old House puts impact casements at $450 to $575. Outswing sashes need clearance from screens, shrubs and walkways.

See casement windows for hardware and mulled pairs.

Large fixed picture window framing a canal view from a living room

Picture Windows

A fixed window has no moving parts, and its $400 to $750 installed range is the lowest in HomeGuide's impact table. Canal homes use them to frame the water. A pane over 9 square feet that sits low and near a walking surface counts as a hazardous location under Florida code, so a big picture window often needs safety glazing on top of the impact rating.

See picture windows, including transoms and wide mulled glass.

Two white awning windows tilted open above a bathtub

Awning Windows

Awnings hinge at the top and tilt out, so they can stay cracked open in a summer shower. They sit high in bathrooms and over counters, and pair well under a picture window. Glass by a tub or shower is a hazardous location when its bottom edge is under 60 inches above the standing surface: check that rule for any awning set low over a tub.

See awning windows for bathroom and kitchen placements.

Old aluminum jalousie windows with glass louvers on a block-wall house

Jalousie Window Replacement

Jalousies are louvered glass slats set in a metal frame, a style found on Florida rooms and porches of mid-century houses. Florida code still allows them with glass at least 3/16 inch thick and no more than 48 inches long. They can be replaced with single-hung, roller or fixed impact units sized to the opening, under the same city permit as any other window.

See jalousie window replacement for what replaces louvers on a Florida room.

Three-panel white bay window with a cushioned window seat

Bay and Bow Windows

A bay sets a fixed center pane between two angled operating windows; a bow curves several units outward. Because the assembly projects past the wall, ask how the whole unit, not each sash, is covered by a product approval and design pressure rating before you order one for an HVHZ house.

See bay and bow windows for how projecting units are approved and priced.

Floor-to-ceiling impact windows in a high-rise condo overlooking the ocean

Condo Window Replacement

Census figures put 56.3% of Pompano Beach's housing units in buildings of five or more units, and 30.2% in buildings of 50 or more. Above 30 feet, glass is tested with the small-missile test, 2-gram steel balls at 130 feet per second, instead of the 2x4. Check your association's rules on frame color and glass tint before ordering.

See condo window replacement for association approval and high-rise glass.

Commercial Window and Door Replacement

Commercial openings follow the same HVHZ impact tests and product approvals as houses. These client types each come with their own approvals and scheduling.

Condominium Associations and HOAs

Building-wide projects go through the association, so the board's approval and specification come before any unit-by-unit quote.

See condo window replacement.

Apartment and Multifamily Buildings

Matching one approved product across all units keeps inspections and later repairs simpler for the owner.

Offices and Medical Buildings

Storefront and curtain-wall glass needs the same product approval numbers and design pressures as any other opening.

See commercial window replacement for offices, apartments and hotels.

Storefronts and Retail

Storefront doors are glazed doors, so their glass is a safety-glazing location as well as an impact one.

See storefront glass.

Hotels and Short-Term Rentals

Balcony sliders and large fixed panes are typical openings; plan the work around the booking calendar.

Specialty Window and Door Services

Not every request is a full replacement; window screen replacement and glass block windows have their own pages too.

Window Repair and Glass Replacement

Cracked glass, fogged insulated units and broken balances may be repairable. On an impact unit, ask that any replacement glass match what the product approval specifies.

See window repair, glass replacement or, for water at the sill, window leak repair.

Sliding Glass Door Repair

Worn rollers, tracks and locks can sometimes be replaced without a new door. If the frame is sound, ask for a repair price first.

See sliding glass door repair.

Hurricane Shutters

Shutters are the other way to protect an opening. Fixr puts whole-home accordion shutters at $3,000 to $8,000 and motorized roll-downs at $8,000 to $25,000. They work only when they're closed before a storm.

See hurricane shutters for the insurance form, or compare accordion shutters with roll-down shutters.

Bedroom Egress Windows

A sleeping room needs one window with at least 5.7 square feet of clear opening (5 at ground level), 24 inches high, 20 wide, and a sill no more than 44 inches off the floor. Replacements of the same style get some leeway.

See egress windows for the full size rule.

Energy-Efficient Low-E Glass

Broward is climate zone 1, where Florida code caps the solar heat gain coefficient at 0.25 and sets no U-factor limit. ENERGY STAR's Southern zone is stricter: SHGC 0.23 or lower and U 0.32 or lower.

How a Window Replacement Usually Runs

  1. STEP01

    Request and callback

You describe the openings, the floor they're on and what you want, by phone or the form. One independent local installer calls back to set a time to measure.

  2. STEP02

    Measure and written quote

Every opening gets measured. A good quote lists each unit's style, size, product approval number and design pressure, plus removal, stucco and trim repair, permit and disposal.

  3. STEP03

    Permit and notice of commencement

The permit application goes to the City of Pompano Beach; ask who files it. Contracts over $5,000 need a notice of commencement recorded before the first inspection.

  4. STEP04

    Factory lead time

The order goes to the manufacturer. This is often the longest step, from a few weeks to a few months depending on the brand.

  5. STEP05

    Installation and final inspection

Old units come out, the openings are checked, new units are anchored to the approved installation detail and sealed, and the city inspects. The temporary labels stay on the glass until it does.

Window Replacement Cost in Pompano Beach

No one publishes a Pompano or Broward price survey, so national guides are what there is, and their numbers spread widely. HomeGuide's 2023 table is the most detailed for impact styles: fixed $400 to $750, single-hung $400 to $950, double-hung $500 to $1,100 and horizontal sliding $600 to $2,300, all installed, and $6,000 to $24,000 for a 15 to 20 window house. This Old House's 2026 guide averages $1,250 a window. Bob Vila's national average for an impact job is $10,005.

HomeGuide's general replacement guide prices a window at $450 to $1,500, a range that overlaps its impact prices. HomeAdvisor's typical full project runs $3,436 to $11,837.

Labor is the smaller part of the bill. HomeGuide puts the unit at 65% to 75% of replacement cost and impact-window installation at $100 to $400 a window. Bob Vila estimates about two hours per window and roughly double that on a second floor. In Fixr's numbers, laminated glass adds $100 to $800 to a standard window.

Frame units for hurricane windows run $90 to $275 in aluminum and $100 to $300 in vinyl, in This Old House's table. This Old House notes aluminum is often chosen on the coast for strength; Fixr's Florida guide credits it with the slimmest profiles for large openings and says vinyl needs reinforcing in big hurricane-rated sizes. See aluminum windows or vinyl windows for the frame-by-frame comparison.

Broward Impact Window Rules: What to Know Before You Replace

Product approval on the label. Every window and exterior door sold in Florida needs state product approval. In the HVHZ that means a Miami-Dade Notice of Acceptance or a Florida approval tested to the HVHZ protocols (TAS 201, 202 and 203). The label lists the approval number, positive and negative design pressure, the largest size tested and the impact rating. Selling glass as hurricane protection without that approval falls under Florida's deceptive trade practices law.

Design pressure has to fit the opening. Each label gives a positive and a negative design pressure. Ask for both numbers per opening on the quote, so you can match them to the labels at delivery.

Energy rules are about heat gain. In zone 1, replacement glass must meet an SHGC of 0.25 or lower, averaged across the replacement units. Up to 15 square feet of glazing per home is exempt.

Insurance credit comes after the work. The OIR-B1-1802 form is signed by a licensed home inspector with mitigation training, a building code inspector, a general, building or residential contractor, an engineer or an architect. It's good for up to five years if nothing material changes.

Grants and credits. My Safe Florida Home is for homestead houses built before 2008 and insured for $700,000 or less, and the work must be permitted and done by licensed contractors. The federal 25C energy credit ended with 2025 work.

Code editions. Florida's 9th edition building code takes effect December 31, 2026, so rules can shift for permits applied for after that date.

Windows Across Pompano Beach

Pompano Beach has about 61,000 housing units, and 87.5% of them were built before 2000, before Florida's first statewide building code arrived in 2002. More than half went up in the 1960s and 1970s. When Hurricane Wilma crossed Broward in October 2005, the National Weather Service noted that high-rises took considerable damage, mostly broken windows. Whether your home is a 1970s house off Atlantic Boulevard or a unit on the beach, a request through Pompano Windows goes to one independent installer, who calls back to set up a measure.

Frequently asked questions

What does an impact window cost in Pompano Beach?
No local price survey exists, so national guides are the yardstick, and they disagree. HomeGuide puts one impact window at $400 to $1,200 installed and This Old House averages about $1,250. For a whole house of 15 to 20 windows, HomeGuide's range is $6,000 to $24,000. Large sliders and French doors sit above those per-window figures.
Do I need a permit to replace windows in Pompano Beach?
Yes. The City of Pompano Beach treats exterior window and door replacement as structural and requires a standard building permit regardless of the job's cost, even under the newer exemption for small projects. The base schedule is a $65 minimum, 2.75% of job value up to $250,000 without zoning review, half due at submittal. Ask the installer who files it.
How long does impact window replacement take from quote to install?
Most of the wait is the factory. One Broward installer's July 2026 list shows lead times from 3-4 weeks for some brands to 12-14 weeks for others, and Fixr estimates two to four weeks for a Broward permit. The installation itself is quick: Fixr says several days to a week for most houses.
Are impact windows required in Broward County?
Broward is in the High-Velocity Hurricane Zone, so glass in exterior openings has to pass the impact tests, or the opening needs approved shutters instead. Each window carries a label with its Florida or Miami-Dade approval number and design pressures, and the label stays on until the city's final inspection.
Will new impact windows lower my homeowners insurance?
They can. Florida requires insurers' rate filings to include discounts or credits for wind mitigation, opening protection among them. The state inspection form grades the weakest opening on the house, so one unprotected door can hold back the credit. A qualified inspector, contractor, engineer or architect signs it after the work.
Can I get a My Safe Florida Home grant for windows?
The program has paid up to $10,000 toward impact windows and doors, matching $2 for every $1 a homeowner spends, with no match for low-income applicants. As of October 2026, new inspection applications were paused and no next funding round had been announced, so check the program's site before planning around it.
Is a contractor allowed to ask for a big deposit up front?
Florida law allows it with conditions. A contractor taking more than 10% of the price as a first payment on home work must apply for permits within 30 days and start within 90 days of the permit being issued, unless you agree in writing to longer. Contracts over $2,500 must also carry the state's lien-law notice.
